Title Register

Overview: Title Register – is an official legal document consisting of 3 parts: (А) Property and land description (including length of lease), (B) information about the Registered owner(s), Title tenure (Freehold or Leasehold), and Restrictions (if any) of the property and (C) information about the Financial burdens (e.g. mortgages) and Easements and covenants (e.g. rights of way). The Title Register – is the main confirmation of ownership of a property.

  • the property’s address – the address held by Royal Mail
  • the property description
  • the “tenure type” – the type of ownership the property has (Freehold or Leasehold)
  • the title number
  • detailed property ownership information, including the name and address of the registered owner(s)
  • the date of purchase and price paid/value stated (for any property that has been sold since April 2000)
  • registered mortgages and charges, including the name and address of the lender (such as a bank or building society)
  • details of any “restrictive covenants” – promises to not do certain things with the land, like not building on a particular area
  • details of any “easements” – the rights of one piece of land over another, like a right of way, rights of access, rights to park and drainage rights
  • repair and maintenance obligations for boundary structures, such as fences and walls
  • details of Transfers, Leases, Deeds, Agreements and Conveyances – with dates and names of parties involved
  • for Leasehold Titles, the Title Register will contain details of the Lease Agreement, such as its date, its length (term), the amount of ground rent payable, and the parties to the Agreement
